Meenakshi Jhina has spent her entire life in Kotgarh, long before it became a stop on the way to somewhere else. Back when the valley was quieter, known only to those who truly belonged, this was simply home. Today, Seetalvan still carries that feeling. It is her home first, and a homestay only after. Her days begin before the valley wakes, in the garden, in the kitchen, in the quiet rhythm of a place she knows by heart.
Seetalvan was built alongside her son Gaurav, who has since moved away, leaving Meenakshi to hold the home with the same steady warmth. Evenings gather around the fire, where wood fired meals, simple conversations, and stories of the valley unfold slowly. There is a sense of stillness here that cannot be staged. You arrive as a guest, but somewhere between the hills and her hospitality, you begin to feel part of the place.

Seetalvan Orchard offers a warm, nature-inspired stay with four thoughtfully designed rooms and an additional heritage cottage unit. Built using locally sourced pine wood without cutting or heavy processing, the rooms reflect traditional Himalayan craftsmanship while maintaining comfort and simplicity. The property features a common dining area where guests can gather and enjoy meals together, enhancing the homely experience.
Located on the upper floor, these rooms offer elevated panoramic views of the valley and orchards. Large windows and balconies open up to uninterrupted views of apple orchards and distant hills, making these rooms ideal for relaxation and quiet reading. The elevated position enhances privacy and gives a more immersive mountain experience.

Price Description: The price is for double occupancy and includes all taxes and accommodation with the following meals.
Meals: Breakfast (✓), Lunch (₹), Dinner (✓)
Extra Note: Network is a problem, Limited wifi
Third Person/Child: Rs. 3000 for each additional adult, Rs.1500 for children under 12
Raahghar Payment Terms: Reservation is confirmed with an advance payment of 50% of the total amount at the time of booking. The balance payment is to be made 7 days prior to check-in.
Cancellation Policy (Indian Passport Holders Only):
In case of a cancellation due to any unforeseen circumstance a credit note will be issued by the property to the guest for the amount paid till date.
The credit note will be valid for use within one year from the period of booking. The guest can redeem the credit note against the amount of any future booking within a year and pay the balance if any as per the rates applicable on that date.
This credit note is also transferable and can be used by the guest/transferee only once within the stipulated date.

The closest airport is Shimla (seasonal and limited flights), so it’s more convenient to fly into Chandigarh and then drive 5–6 hours to Kotgarh / Seetalvan Orchard.
The nearest and most convenient railway station is Chandigarh Railway Station, located approximately 4–5 hours by road. Another option is Kalka Railway Station (KLK), about 125–130 km away, which is slightly closer and serves as the starting point for the Kalka–Shimla toy train. Overall, Chandigarh is recommended for its better connectivity, convenience, and smoother onward journey to Seetalvan
Seetalvan Orchard in Kotgarh is accessible by road and is about 2–3 hours from Shimla, with the route passing through Narkanda along scenic, narrow, and steep mountain roads.
