Your Host Meenakshi Jheena is 70 and has lived in Kotgarh her whole life, back when it was just a name on the road to Spiti, back when nobody stopped unless they had to transit.
Now, if you look, Seetalvan, it is her home first, homesty second. She's up before the valley wakes, tending the garden, stoking the kitchen, keeping the kind of order that only comes from genuinely loving where you are. Her son, Gaurav, built this with her before the call of sea took him elsewhere. She kept it. On her own, at her own pace.
Evenings would bring you around the fireplace. Peach pie from a recipe she's not sharing, pizza from a stone oven that shouldn't work as well as it does, and Meenakshi Didi, as locals say, and stories about this valley that nullify every travel blog that's ever tried to describe it.

Seetalvan Orchard offers a warm, nature-inspired stay with four thoughtfully designed rooms and an additional heritage cottage unit. Built using locally sourced pine wood without cutting or heavy processing, the rooms reflect traditional Himalayan craftsmanship while maintaining comfort and simplicity. The property features a common dining area where guests can gather and enjoy meals together, enhancing the homely experience.
Located on the upper floor, these rooms offer elevated panoramic views of the valley and orchards. Large windows and balconies open up to uninterrupted views of apple orchards and distant hills, making these rooms ideal for relaxation and quiet reading. The elevated position enhances privacy and gives a more immersive mountain experience.

Price Description: The price is for double occupancy and includes all taxes and accommodation with the following meals.
Meals: Breakfast (✓), Lunch (₹), Dinner (✓)
Extra Note: Network is a problem, Limited wifi
Third Person/Child: Rs. 3000 for each additional adult, Rs.1500 for children under 12
Raahghar Payment Terms: Reservation is confirmed with an advance payment of 50% of the total amount at the time of booking. The balance payment is to be made 7 days prior to check-in.
Cancellation Policy (Indian Passport Holders Only):
In case of a cancellation due to any unforeseen circumstance a credit note will be issued by the property to the guest for the amount paid till date.
The credit note will be valid for use within one year from the period of booking. The guest can redeem the credit note against the amount of any future booking within a year and pay the balance if any as per the rates applicable on that date.
This credit note is also transferable and can be used by the guest/transferee only once within the stipulated date.
